This former docklands warehouse was given a bold and imaginative re-design by our colleagues at Henry J Lyons. Built in the 1890s to process fruit imports, this protected structure had its entire roof and substructure removed and painstaking restored by Crannog and then integrated with the two new architectural units (office building and glass extension). This resulting blend of styles is a spectacular urban landmark in this architecturally diverse neighbourhood. 

Scope

Our first task was the removal of the massive timber roof trusses (see photo above). These were transported to Stronghold Preservation in Co. Tyrone for a comprehensive restoration before being carefully re-installed in their original configuration. C24 kiln-dried timber was also used where appropriate.

In the second phase of the project we re-covered the pitched roofs using salvaged slates on the inner areas, and new 8mm Franvisa slates on the outer (and thus more exposed) roof areas. In all areas we adhered to LEED Platinum standards and the complex has achieved an A3 BER Rating. This combination of conservation and new materials was consistent with the overall project ethos, and will ensure Tropical Fruits Warehouse enjoys a long and sustainable service life.
